Kebab Joint Shut Down by London Fire Brigade Over Shocking Safety Flaws

A popular kebab shop in Beckenham has been slapped with a prohibition notice by the London Fire Brigade (LFB) and forced to close immediately due to major fire safety breaches that put lives at serious risk.

The notice, posted on the window of Kebab Ye at 292-294 High Street, BR3 1DY, was served on May 12, 2025 against SAS Group Holdings LTD. The shop is now officially off-limits until urgent safety fixes are completed.

Residential Flats Included in Closure

The building houses a commercial unit on the ground floor with residential flats above. Even though the shop wasn’t trading when the notice was issued, the ban extends to the flats too — effectively banning any sleeping on the premises until hazards are dealt with.

The closure was enforced under Article 31 of the Regulatory Reform (Fire Safety) Order 2005, citing fire risks so “serious” that continued occupation is dangerous.

Fire Safety Failings That Sparked the Crackdown

The LFB’s prohibition notice lists several alarming safety issues, including:

  • Inadequate fire separation between floors
  • Poor or blocked escape routes
  • Absence of fire alarms or warning systems
  • Escape paths cluttered with flammable materials
  • Escape routes running through high fire risk zones
  • Highly combustible substances compromising evacuation

Fire Brigade Issues Warning as Appeal Window Opens

The notice was authorised by DAC K McKenzie of the LFB. The owners have 21 days to appeal the order.

This enforcement serves as a stark reminder for businesses and residents to prioritise fire safety, especially in mixed-use buildings.

Residents affected are urged to take the warning seriously as fire safety compliance is not just sensible — it’s the law.
