Newhaven Beach Cafe Owners Kicked Out Amid Rents and Parking Row

Drama hits Newhaven’s West Beach Promenade as the owners of Lin’s Cafe were forced to shut up shop and leave. The spat comes after landlords Rosnick Ltd hiked charges and slapped on a £2 fee for beach access until 8 p.m. — a move that’s hammered the business of a new fish and chip van. Previously, paying to get on the beach only lasted until 5 p.m., when the van opened.

From Dream Seaside Cafe to Bitter Clash

Lin’s Cafe was a dream come true. In July 2021, Lin snapped up a catering van pitch after the previous trader moved to a Portacabin under renovation. With Rosnick’s green light, Lin started trading in August and quickly won loyal customers, drawing folks from Hastings, Tunbridge Wells, and even London.

By December 2021, Lin bought the Portacabin, pouring around £10,000 into top-notch renovations — stainless steel kitchen, commercial flooring, the works. The cabin doors finally opened in February 2022 and business blossomed.

Rent Hikes and Bin Charges Spark Trouble

But the joy was short-lived. Just two weeks after opening, Rosnick dropped a bombshell: the landlord, Newhaven Port, had re-negotiated leases, pushing rents higher for all traders. For Lin, that meant a £20 weekly hike, or £1,040 extra each year. On top of that, communal bin usage was cut from the deal. Private bin rental soared monthly rent from £560 to £700 — about 75% more than what Seaford traders pay, despite better facilities there.

Matters worsened when Lin found out Rosnick didn’t even hold a proper lease but an interim licence for the area.

Falling Out, Complaints, and a Sudden Eject

Despite paying all rents on time, tensions soared. Rosnick sent a six-month electricity bill in May 2022, wanting traders to split costs evenly. Lin’s ex-partner had fitted an electricity meter and proved they used much less, apparently irritating the landlords.

Then came a public Whatsapp message to multiple users. The landlord cited “broken down communication,” complaints about rudeness, opening times, and slow service, demanding Lin leave by month’s end.

Compounding the issues, Rosnick extended chargeable parking hours from 8 a.m.–5 p.m. to 8 a.m.–8 p.m., coinciding with new fish and chip van hours — a potential death knell for the fledgling business.

Levelling Up Cash vs. Local Traders’ Fight

Rosnick Ltd is reportedly lined up to receive up to £4 million from the Chancellor’s Levelling Up grant to build a new restaurant at West Beach. But locals argue it’s the existing small traders who’re doing the real work regenerating the community, offering diverse and popular products.

Attempts to contact Rosnick were met only with a postal address at an accounting firm in Polegate. Newhaven Port Authority’s harbour master confirmed Rosnick manages the promenade and controls who trades there, advising any complaints go straight to them.

MP Maria Caulfield has stepped in, telling concerned locals the land belongs to Lewes Council and that she’s making urgent enquiries into the mess.
