Wales Overhauls Non-Domestic Property Valuation Appeals From April 2023
Wales is scrapping the old proposal system for changing non-domestic property valuations. From 1 April 2023, ratepayers must use the new Check, Challenge, and Appeal process.
New Regulations Passed in the Senedd
The Senedd has approved fresh rules to usher in the updated appeals system. Instead of submitting proposals to alter your property valuation, you’ll now use the VOA’s digital Check and Challenge service.
How the New Process Works for Ratepayers in Wales
If you own or rent non-domestic property in Wales, you need to set up a Business Rates Valuation Account. This online tool lets you:
- Check your property’s current rateable value (RV)
- Report any incorrect property details to the VOA
- Challenge if you think the RV is too high
- Appoint an agent to manage your business rates on your behalf
What Happens to Existing Appeals?
Any outstanding proposals or appeals based on the 2017 rating list will still be handled under the old system. The new Check, Challenge and Appeal route only applies to cases from 1 April 2023 onwards.
The streamlined digital service aims to speed up the process and cut red tape for Welsh businesses.
