Newhaven Beach Cafe Shut Down Amid Rising Costs and Landlord Clash
The dream seaside cafe at Newhaven’s West Beach Promenade has hit stormy waters. Lin’s Cafe owners were ordered to pack up and leave after a bitter row with landlords Rosnick Ltd. Adding insult to injury, visitors were suddenly slugged a £2 beach access fee until 8 p.m. – a move that’s hit business, especially a new fish and chip van opening later in the day.
From Dream to Dispute: Lin’s Cafe Story
Lin’s Cafe opened in August 2021 after snapping up a catering van pitch from a trader expanding into a Portacabin. With landlord Rosnick’s blessing, Lin built up a loyal following over the months.
By December 2021, Lin bought the Portacabin to renovate it fully, investing around £10,000 on top-notch kitchen gear and flooring. The cafe officially opened its doors in February 2022, pulling in regulars from Hastings, Tunbridge Wells, and even London.
Rent Hikes and Hidden Truths
The nightmare started when Rosnick informed Lin about a rent increase – a hefty £20 a week rise, slapping on an extra £1,040 a year. What’s more, communal bin services were dropped, forcing the cafe to pay private bin hire – pushing monthly costs from £560 up to £700.
- Rosnick’s charges are roughly 75% higher than what Seaford traders pay.
- Seaford merchants enjoy free parking and public toilets; Newhaven’s traders do not.
To make matters worse, Lin discovered Rosnick Ltd doesn’t actually have a proper lease but only an interim licence for the site – challenging the legitimacy of their rent demands.
Electricity Bills & Public Humiliation
In May 2022, Rosnick tried to split a hefty six-month electricity bill equally among traders, not knowing individual usage. Lin, armed with data from a separate meter, proved their fair share was lower – apparently irritating the landlords.
A few days later, a landlord sent Lin a scathing WhatsApp message to a public group instead of a private chat. It accused Lin of:
- Poor communication
- Rudeness
- Extended wait times and unfavourable opening hours
The message ended with an ultimatum: “We think it’s best if you leave at the end of the month.”
Extended Parking Charges Threaten New Ventures
Rosnick recently extended parking fee hours from 8 a.m.–5 p.m. to 8 a.m.–8 p.m., overlapping the new fish and chip van’s trading hours. This move risks crippling the van’s success and drives customers away.
Million-Pound Plans as Small Traders Suffer
Rosnick Ltd stands to receive up to £4 million from the Chancellor’s Levelling Up grant for a shiny new restaurant at West Beach. But locals say the current small traders, including Lin’s Cafe, already provide a vibrant and diverse food offer.
Repeated attempts to contact Rosnick have hit a dead end – they only list a postal address at a Polegate accounting firm.
Official Words & Ongoing Investigation
The Newhaven Port Authority Harbour Master confirmed Rosnick manages the promenade under licence and controls who can trade there. Any complaints, he said, should be directed to Rosnick.
Meanwhile, MP Maria Caulfield has stepped in, informing stakeholders via email that Lewes Council owns the land and that she is making urgent inquiries into the situation.
